A new furnace in Gatewood, West Seattle

This Gatewood homeowner had a straightforward request: replace the gas furnace. The priority was dependable heat and a system that would not require much everyday attention.

For this homeowner, the replacement was about an ordinary part of the day: setting the thermostat and getting on with other things. That preference mattered just as much as the equipment specifications when discussing the next furnace.

Planning the replacement

Our first visit started with that goal, then worked through what the house would need from its next furnace.

We discussed the existing supply vents and whether improvements to the home over the years might have changed its heating needs. The homeowner counted twelve vents, giving us a starting point for understanding the distribution system.

We also explained why a replacement furnace does not automatically need to match the old unit’s capacity. Room dimensions, windows and doors contribute to a heat-loss calculation, so the walkthrough included gathering measurements and mapping those openings.

Heat pumps came up as another option. After discussing the alternatives, the selected project stayed with a gas furnace replacement.

The installation

The October installation used a RunTru single-stage gas furnace with an ECM blower and a rated efficiency of 95 percent AFUE.

The homeowner’s original request remained the guide throughout the process. They wanted to turn on the heat without giving the equipment much thought. Looking at the house and discussing the options helped keep the project focused on that priority.
