Filter, coil and drain care at a Briarcliff home

Looking after a heating system involves more than the visible outdoor unit. At this Briarcliff home, Evergreen serviced a Mitsubishi air handler and outdoor mini-split system, checking the indoor drainage and air-moving components as well as cleaning outside. The visit also identified a deeper cleaning task for the homeowner to consider separately.

Working through the indoor equipment

The technician inspected the indoor coil, drainage, condensate pump and blower wheel. Drain and pan cleaner was applied to the condensate pump and indoor-coil drain. Electrical and refrigerant connections were inspected, and the Trane electronic filter was cleaned.

These are different parts of the system’s everyday work: filtering and moving air, and carrying water away from the indoor equipment. Checking them together gave the maintenance visit a broader scope than simply washing the outdoor cabinet.

Outdoor cleaning and a future recommendation

The outdoor unit was dirty and was sanitized and sprayed off. The electrical and refrigerant connections outside were acceptable during inspection. That cleaning was completed as part of the appointment.

A blower-wheel cleaning for the indoor unit was recommended for a later visit, along with annual maintenance. For the homeowner, separating those next steps from the work already done makes planning easier. This appointment completed filter, drainage and outdoor care while identifying the indoor blower as an item that could use additional attention.
